FHA Streamline Refinance in Florida
If you already have an FHA-insured mortgage, a Streamline Refinance can be a simpler way to lower your rate or move into a more stable loan, often with less paperwork and no new appraisal. We help you check whether the savings are real before you commit.
A refinance built for existing FHA borrowers
An FHA Streamline Refinance replaces your current FHA-insured loan with a new FHA-insured loan. Because FHA already insures the mortgage, the program uses reduced documentation: a property appraisal is not required, and in many cases the lender can use a non-credit-qualifying version that does not re-verify your income.
The trade-off is that the refinance has to genuinely help you. FHA requires a net tangible benefit, such as a lower combined rate or a move from an adjustable rate to a fixed rate. It is also not a cash-out program. If your goal is to tap equity, a different refinance is the better conversation.
Credit-qualifying or non-credit-qualifying
Non-credit-qualifying
The lender verifies your mortgage payment history but does not re-qualify your income and credit. This is often the simplest path when nothing else about the borrowers is changing.
Credit-qualifying
Income and credit are documented and reviewed. FHA requires this version when the refinance removes a borrower from the loan.
No appraisal required
The program does not require a property appraisal, which can help when values have shifted since you bought.
A tangible benefit
The new loan must lower your rate, change the term, or otherwise provide a net tangible benefit under FHA rules.
Less friction for a focused goal
Lower the rate
When rates have dropped since you closed, a streamline can lower the rate on your existing FHA balance.
Stabilize the payment
Moving from an adjustable rate to a fixed rate can make the payment predictable for the life of the loan.
No new appraisal
Because no appraisal is required, a change in market value does not have to stop the refinance.
Lighter documentation
The non-credit-qualifying option can reduce the paperwork compared with a full refinance.
Still FHA-insured
The new loan remains an FHA loan, so FHA mortgage insurance continues to apply. Compare the total payment, not just the rate.
Owner-occupied and rental
FHA permits streamlines on primary residences, HUD-approved secondary residences, and properties that are now investment properties.
The key eligibility checkpoints
These are the core FHA rules. Your lender can add its own requirements, so confirm the full list for your file.
- Existing loan
- Your current mortgage must already be FHA-insured.
- Seasoning
- At least 210 days since closing, at least six payments made, and at least six months since the first payment due date. If you assumed the loan, six payments must be made after the assumption.
- Payment history
- All mortgage payments in the six months before the case number is assigned made within the month due, and no more than one 30-day late payment in that period.
- Net tangible benefit
- The refinance must provide a benefit through a rate and/or term change, as defined by FHA.
- Cash out
- Not a cash-out program. If you want to access equity, compare a cash-out refinance or a HELOC instead.
- Credit review
- Required if a borrower is being removed; otherwise the lender may use the non-credit-qualifying version.

FHA Streamline vs. a standard refinance
A quick way to see where the streamline is simpler and where it is more limited.
| Feature | FHA Streamline Refinance | Standard rate-and-term refinance |
|---|---|---|
| Existing loan | Must already be FHA-insured | Any eligible mortgage |
| Appraisal | Not required | Usually required |
| Income re-verification | Not required in the non-credit-qualifying version | Generally required |
| Cash to you | Not a cash-out program | Limited; cash-out is a separate refinance type |
| Mortgage insurance | FHA mortgage insurance continues | Depends on the new program and equity |
| Best fit | Lowering the rate or stabilizing the payment on an FHA loan | Changing programs, removing FHA insurance, or other goals |
FHA Streamline Refinance FAQs
Do I need an appraisal for an FHA Streamline Refinance?
No. FHA does not require a property appraisal for a streamline refinance, which can help if your home’s value has changed since you bought it.
How soon can I streamline after buying with an FHA loan?
You need at least six payments on the loan, at least six months since the first payment was due, and at least 210 days since the loan closed.
Can I take cash out with an FHA Streamline?
No. The streamline is designed to lower the rate or improve the loan’s terms, not to access equity. A cash-out refinance or a HELOC is the right comparison if you need funds.
Will my credit be checked?
Not always. The non-credit-qualifying version verifies your mortgage payment history without a full credit review. A credit-qualifying streamline is required if a borrower is being removed from the loan, and lenders may have their own requirements.
Can I streamline a rental property that used to be my home?
FHA permits streamline refinances on properties that are now investment properties, as well as primary residences and HUD-approved secondary residences. Terms can differ by occupancy, so confirm the details with your lender.
Does FHA mortgage insurance go away with a streamline?
No. The new loan is still FHA-insured, so FHA mortgage insurance continues. If removing mortgage insurance is your goal, compare refinancing into a conventional loan instead.
